Built in 1964, Palo Alto Plaza is a 208-unit, 3-story gated apartment community in Mountain View, CA. The building was originally equipped with passive hinges that no longer met current fire code requirements for self-closing apartment entry doors. After a risk assessment, ACCO’s insurance carrier required all 208 unit entry doors to be upgraded within just two months as a condition of continued coverage.

1. California’s Strict Fire Code Standards

The challenge was further complicated by California’s stricter code standards, which require not only self-closing performance but also controlled closing speed and accessibility compliance, making standard spring hinges insufficient.

2. Low Ceiling Corridors

Palo Alto Plaza’s 1960s-era corridors have lower ceiling heights than modern construction.
