Project Description

JW Marriott Marco Island Beach Resort on Florida’s Gulf Coast spans more than 800 luxury guest rooms across a beachfront property. This renovation phase called for a self-closing hardware solution across guest and corridor openings that could swing fully open, past 90 degrees, and then close reliably on its own for fire-code compliance, all without adding bulky overhead door closers. The specification centered on 4.5″ x 4.5″ inch full-mortise hinges, sized for heavy doors up to roughly 7 feet tall and 260 pounds at 1¾ inch thick, finished in oil-rubbed bronze (US10B) to match the property’s dark hardware palette.

After the initially installed Waterson hold open 90 degree sample, we then discussed and finally recommended the A3 mechanical self-closing hinges , which removes the hold-open behavior so each door opens fully and then self-closes every time. The K51M-450-A3 pairs a numerical tension panel for field-adjustable closing force and speed with a UL-listed, fire-rated, ANSI Grade 1, ADA-compliant stainless steel build, and it needs no surface-mounted closer arm. For the resort, that means dependable self-closing on high-traffic guest and corridor doors, quick on-site adjustment during a large rollout, and a clean, arm-free look that suits a premium property.
