Project Description
Sen̓áḵw, A Modern Sḵwx̱wú7mesh Village, is a landmark rental housing in Vancouver’s Kitsilano neighbourhood, with construction beginning in 2022 on a multi-tower community near the Burrard Bridge.
For Towers 2 and 3, the project required self-closing hinges for more than 425 doors, with three hinges per door and a dedicated swing-clear configuration for doors identified during an on-site mock-up. During sample testing, the door latched reliably from 45° but slammed when released from 80 to 90° at a tension setting of 6, so the team needed a hinge solution with precise, field-adjustable closing control before full installation began.
Waterson Commercial Self Closing Door Hinges Solution
Waterson recommended 410 sets of the K51M self-closing hinge for the standard suite entry doors, with on-site guidance to set the spring tension between 3 and 4 so each door closes reliably and latches securely without slamming. For the 18 openings that required ADA clearance, Waterson specified the K51L-SWRH swing-clear self-closing hinge, which swings the door completely out of the 33inch opening to maximize the clear passage width. Together, these two hinge types give the project a consistent, concealed self-closing solution that keeps every door latching properly while meeting accessibility requirements across Towers 2 and 3.
