The Florida Statutes | 553.504 – Exceptions to applicability of the federal standards

According to Chapter 553 Building Construction Standards, ADA bathroom requirements for commercial buildings are regulated in (2) (3) and (5a):

(2)…However, if only a toilet room is provided at grade level, such a toilet room must have a clear opening of at least 29 inches.

(3) Notwithstanding the requirements in s. 404.2.9 of the standards, exterior hinged doors must be designed so that such doors can be pushed or pulled open with force not exceeding 8.5-foot pounds.

(5) Notwithstanding ss. 213 and 604 of the standards, required bathing rooms and toilet rooms in new construction shall be designed and constructed in accordance with the following:

(a) The wheelchair-accessible toilet compartment must contain an accessible lavatory within it, which must be at least 19 inches wide by 17 inches deep, nominal size, and wall-mounted. The lavatory shall be mounted so as not to overlap the clear floor space areas required by s. 604 of the standards for the wheelchair-accessible toilet compartment and comply with s. 606 of the standards. Texas Accessibility Standards (TAS) | A4.2 Space Allowances and Reach Ranges

In the A4.2 section – Texas Accessibility Standards (TAS), the ADA door clearances are stated as follows:
A4.2.1(1): Doorways and passageways must have a minimum clear width of 32 inches, and if the restriction exceeds 24 inches in length, the passageway must be at least 36 inches wide.

A4.2.3: Bathrooms must provide a turning space of at least 60 inches in diameter or a T-shaped space measuring 60 inches by 60 inches for wheelchair users to pivot 180 degrees.

A4.2.4: Clear floor or ground space must accommodate the dimensions and maneuvering needs of most wheelchairs.

California Inspection Checklist Disable Access Regulations

Accordingly, the California Disable Access Regulations state that all entrances and exterior and interior exit doors regardless of the occupant load shall be made accessible to persons with disabilities.

  • ¾ Size = Min 3’-0” wide (32” clear when 90° open) and 6’-8” in height.
  • ¾ Door hardware = operable with a single effort without requiring the ability to grasp hardware.
  • ¾ Effort to operate doors = 8.5 pounds at exterior doors and 5 pounds at interior doors
  • ¾ Door hardware height = 30” – 44” above the floor.
