Can Waterson Self Closing Spring Hinges Replace Floor Hinges

“I am contacting you on behalf of H.A. Catholic Church here in San Angelo, TX. We have six 23-year-old interior entrance doors that have closures recessed in the floor. Two out of six of these doors are in need of repair. These closures are hydraulic and according to our sources are unable to be repaired. We are asking for advice whether these closures are still available or if other options are available such as a top conventional closure.”

When a recessed hydraulic floor closer dies and the model is discontinued, the decision isn’t where to hunt for a rebuild kit; it is whether the closing job can come off the floor entirely and move into the hinge barrel.

Painpoint 1: A Hinge and a Floor Pivot Do Not Turn on the Same Axis

A butt or spring hinge carries its axis of rotation outside the door panel, at the centerline of the knuckle, pinned to the door edge and the frame rabbet. A floor closer or floor pivot carries its axis inside the footprint of the panel. A center-hung spindle runs through the thickness of the door, typically set 1¾ inch to 2 inch in from the heel edge, and an offset pivot moves that axis forward and to the side, nowhere near where a hinge pin would ever sit.

Because those two axes do not coincide, you cannot leave the floor pivot in place and simply add a spring hinge, the two mechanisms fight each other through the whole swing. If the doors already hang on jamb hinges, the answer is a straight swap. If they hang on top and bottom pivots, the door gets rehung on hinges before anything else happens.]

Painpoint 2: Pulling the Floor Closer Means Opening the Slab

The closer body sits inside a cement case cast into the floor. Removing it, or fitting a new box with different dimensions, means cutting concrete, patching, re-leveling, and then matching the finish floor around a high-traffic entrance. On an occupied building, that is dust barriers, downtime, and a patch that rarely disappears. Multiply that across two failing doors today, with four more of the same vintage waiting their turn, and the floor becomes the most expensive part of the repair.

Answer These Three Questions Before You Specify Anything

Before anyone quotes you a floor box, a top jamb closer, or a hinge, the opening has to be qualified. On a set of six matched entrance doors, the wrong assumption on any one of these three points is what turns a clean retrofit into a demolition job.

1. How the doors are hung?

If the leaves already ride on jamb (butt) hinges, the closing job relocates into the hinge barrel and it is a direct swap on the standard ANSI/BHMA A156.7 pattern. If they ride on top and bottom pivots, plan on rehanging the leaves on hinges first so the axis lines up.

2. Leaf weight and width?

Match the hinge to the actual leaf, not a nominal one. Waterson sizes run from 4″ to 6″, and a set uses 3 to 4 hinges, so a heavier or wider solid-core entrance leaf is handled by stepping up the hinge size and adding hinges to the set instead of leaning on a single device. 3. The finish floor around the recessed box

Because the closing mechanism now lives in the barrel, nothing new goes back into the slab. The old cement case does not have to be re-cut or re-boxed; it can be capped and patched flush, so terrazzo, stone, or tile around the opening stays largely undisturbed.
